Churchill Downs Unveils Ambitious $880 Million Transformation for Kentucky Derby

In a significant move to elevate the iconic Kentucky Derby experience, Churchill Downs Inc. (CDI) has announced an extensive series of capital projects aimed at enhancing its flagship racetrack in Louisville, Kentucky. This multi-year initiative, valued at over $880 million, represents the largest expansion and renovation in the company's 150-year history. The projects focus on three key areas: the Skye Terrace, the Conservatory, and infield general admission improvements. These upgrades aim to provide world-class hospitality and premium seating options, ensuring unforgettable experiences for guests and long-term value for shareholders.

A New Era for the Kentucky Derby Experience

In the heart of the Bluegrass State, CDI is set to revolutionize the Kentucky Derby with a comprehensive transformation plan. The Skye Terrace project will replace existing uncovered box seats and outdated dining areas with a new five-story structure featuring 13,300 premium seats. This upgrade will offer enhanced track views and top-tier amenities, scheduled for completion by the 2028 Derby. Meanwhile, the Conservatory project will introduce permanent seating for over 7,000 people, including luxurious suites and exclusive VIP areas, also ready by 2028. Lastly, the infield general admission project will add three new buildings to improve guest amenities, offering additional entertainment and rooftop viewing options.

The Skye Terrace project, estimated to cost between $455 million and $465 million, will be partially operational by 2027. The Conservatory project, priced at $320 million to $330 million, will feature a pagoda club and terrace, providing panoramic views of the grandstand and winner’s circle. The infield general admission project, costing $60 million to $70 million, will enhance the overall experience with modern facilities and entertainment spaces.
